The following terms and conditions will apply to any booking made with us. Together these conditions form the terms of a legally binding contract between you as the guest and Rural n Beautiful as the accommodation provider. Please read carefully and do not hesitate to ask for clarification of anything you are unsure about. Please do this before making your booking with us. We really hope you enjoy your stay with us.
Booking
Bookings can be made by phone, email or via our website. Please clearly state the dates required and exact number of guests attending. We will then confirm availability and payment will need to be made to secure the booking.
Please note that a 25% deposit is required at the point of booking, to secure your chosen dates. If your intended stay is less than 28 days away, full payment will be required at point of booking.
Until payment has been made, the accommodation will remain available to book.
Payment can be made by bank transfer and all bank details and exact amounts required will be detailed in the proforma invoice emailed to you. If you do not have access to email, details will be given over the phone and the invoice will be posted to your home address once payment has been received.
Please note that the full balance payment must be made at least 28 days before your booking. Failure to do this and the booking will be cancelled and property re-advertised.
Bookings are not transferable and you must be over 18 years old to make a booking.
Pricing
We reserve the right to change pricing at any time.
Please rest assured though that if you book your accommodation and pay your deposit, you will secure the original pricing for the duration of your stay.
Therefore if you see a price you like, book now to avoid disappointment!
Occupancy
We currently have recommended occupancy of 2 adults in the main double bedroom, 2 children (or 2 additional adults at a push) in the lounge/diner on pop up single beds. We can also accommodate 2 additional infants, sleeping in travel cots, either within the bedroom or the lounge/diner.
It is important that you provide the correct number and type of guests at time of booking, so that we can ensure we have prepared the property correctly and that you have paid the appropriate fees. If we find that occupancy is not as booked, you will be advised to pay the difference or leave immediately.
Why do we charge more for additional guests? - put simply, having more guests present increases wear and tear on the property and more importantly, increases hot water costs considerably.
Pets
Honestly, we are not a pet family, but appreciate that for many people the ability to bring pets with them on their holiday is imperative, hence we have made the decision to facilitate this. We especially consider that given our rural location, there will be a large number of guests wanting to go on local walks, accompanied by their dogs.
Please ensure that you have advised how many pets will be coming at the point of booking. If we find that pet occupancy is not as booked, you will be advised to pay the difference or leave immediately.
We have deliberately set up the property with hard floors on all of the ground floor areas. This is to facilitate effective cleaning and to prevent any smells from lingering in the property following departure. As important as it is for pet owners to be able to bring their pets with them on holiday, it is equally as important that for those visitors who do not have pets to not have to stay in somewhere smelling as such and covered in hair.
We also ask that pets do not go onto any of the soft furnishings within the property. Please note, any damages caused by pets will be chargeable.
All dogs must be kept on a lead whilst in the grounds. We have young children and our primary concern is for their safety.
Any dog waste must be bagged and binned immediately. You are welcome to explore the 6 acres of grounds, but you must leave them in the same condition you find them in.
Duration of Stay
You are welcome to stay for as little as 1 night or as much as 31 consecutive nights. If you would like to stay for more than 31 nights, you will need to vacate the property for at least 1 night before returning.
The longer you stay for, the cheaper it will be for EVERY night booked.
Why not have a few days away to explore the Scottish Highlands, maybe do the NC500 or perhaps spend some time in Edinburgh city.
Cancellations/Refunds
BY YOU
Please note that we only have one rental unit available. If you cancel, we will likely be left with an empty property for the duration of your intended stay. We cannot afford to operate like this, therefore please note that no refunds will be made for cancellations or no-shows, for whatever reason.
When booking the accommodation, a deposit of 25% is required to secure the booking. Most people book accommodation months in advance, therefore to fill a booking at short notice is extremely unlikely. Again this deposit is non refundable as it has secured your booking and prevented us from taking other bookings for these dates.
If you are at all concerned by this, we would recommend you take out holiday insurance with your own provider to cover you from point of booking until the last day of your holiday.
BY US
If through any unforeseen issue we are no longer able to offer accommodation for your booked dates, we will of course advise you of this at the earliest opportunity and provide you with a full refund of any monies paid. No other compensation will be paid.
As a business looking to succeed, we have no intention of doing this and would only do so under extreme circumstances.
Check In
For your convenience and privacy we operate a self check in facility. We will detail your unique entry code (only valid for the duration of your booked stay) by email, along with all other welcome details, once full payment has been made. You simply enter these details into the smart lock on your arrival and the door will unlock.
We would kindly ask that on your first arrival you attend before 10:00pm, so that any issues can easily be resolved by us and so that excessive noise is kept to a minimum. Once you are established, you are welcome to return at any time and there is no form of curfew in place. Obviously if you are returning to the property late at night or early in the morning, please keep noise to a minimum to appease any neighbouring properties, including ours!
Your Normal check in time is after 3:00pm.
Early check in is available from 1:00pm for an additional £10. (This is subject to availability and will be confirmed at time of booking.)
Noise
To ensure your peace during your stay, along with our neighbouring holiday parks (Barrhill Holiday Park and Queensland Holiday Park), we have a strict noise curfew in place between 11:00pm and 8:00am every day.
At all other times, consideration should still be given to all neighbouring properties and external noise should be kept to a minimum.
Damages
All damages should be reported immediately.
Obviously accidents happen and most small breakages are considered normal and acceptable. However anything exceptional or deliberate and we will have no choice but to invoice you for any repairs or replacement required.
Security
Your security during your stay is importantto us. We have a number of security cameras in place to cover the grounds. The area is quiet and generally free of crime, but we take no chances. Obviously there are no cameras placed within the property, to protect your privacy!
Please also note that we will never enter your accommodation for the duration of your stay, without your express invitation.
There is even a camera that covers the Coach House driveway area itself, so you can keep an eye on your vehicle(s) and the front door to the accommodation. This camera can be viewed easily by you using any of the Google Hubs within the property.
Your personal items remain your responsibility at all times and we can accept no responsibility for their loss or damage during your stay.
For the protection of our property and your own, we must ask that you ensure that all windows and doors are fully closed whenever you are leaving the property unoccupied for any length of time. Please note that the front door smart lock will automatically lock whenever you pull it to. We would however recommend you also lift the handle externally, to engage the additional deadlock.
Health & Safety
Please note that our grounds are extensive and potentially hazardous.
Please ensure that children and pets are accompanied at all times.
There is also a stream (or burn) which runs through the middle of the grounds. This is mostly unprotected, with some high drops in places. Therefore extreme caution should be exercised at all times. It is beautiful and natural, but as we all know, nature can be dangerous too.
You are welcome to explore, just be mindful of the dangers.
We accept no liability for any injuries that may occur.
Fire Prevention
For the protection of our property and more importantly your lives, we have installed a number of interlinked smoke alarms within the property.
We ask that you are mindful of fire precautions and escape procedures at all times.
Please note that no barbecues or open fires are allowed within the grounds at any time.
Smoking
There is absolutely no smoking within the accommodation under any circumstances.
If you wish to smoke you should do this outside, well away from the building, to prevent smoke from entering the property.
All cigarette butts must be fully extinguished then deposited directly in the 'non-recyclable' wheelie bin outside.
If anyone is found to be smoking within the property, an additional cleaning fee will be charged and you may be asked to leave immediately.
Extensions
We hope you enjoy your stay with us and don't want to leave!
Should you wish to extend your stay, please contact us to let us know ASAP. We will then check availability and advise additional costs as soon as possible. Full payment will need to be made immediately to secure the extension.
Extensions can be requested any time up until 8pm the night before your scheduled departure!
Check Out
For your convenience and privacy we operate a self check out facility.
We ask that you kindly leave the property generally clean and tidy and similar to how you found it. Please note that obviously a full clean will take place before the next occupants, so please do not be overly worried - you do not have to leave it immaculate! There is no need to empty the kitchen bin either as we will do this on changeover.
There are no keys to hand over due to the smart lock system being in place, so please ensure you just gather all your belongings and pull the door to when you leave.
Normal check out time is before 10:00am. Please ensure you have left by this time at the latest, to allow us sufficient time to clean and prepare the property for our next guests.
Late check out is available until 12:00pm for an additional £10. (This is subject to availability and will be confirmed at time of booking.)
Lost & Found
We will generally keep any left items for 28 days following your departure. After this point, they will be disposed of accordingly.
Please contact us if you find you are missing anything and we will gladly have a search for it. Any items wishing to be returned can be posted out to you (at your cost). Equally, if you know you will be returning to stay with us again, we will happily hold them until you return (even if this is a year away!).
Accessibility
Unfortunately, given the age of the property, we are not wheelchair friendly, at least in terms of door opening sizes required etc.
However we do currently offer accommodation on one single level, with a very small step up into the main entrance. There is also a small level change as you go into the lounge/diner, but access is provided by way of a ramp as opposed to steps.
We welcome people of all physical and mental abilities and will assist wherever we can. We have a son with Autism, so we know how important this is.
